Lake Lanier has been experiencing a huge expansion and redevelopment for over ten years now. This mass expansion predominantly caused by the ever so popular urban sprawl from Atlanta Georgia, to the northern Georgia suburbs has led way to extreme population growth and skyrocketing property values anywhere on or around Lake Lanier.
This expansion has also led to a huge diversity in home styles and home prices within a cluster that in most cases would be considered a subdivision. Even named subdivisions often times are split among several counties, and schools.
Driving around Lake Lanier looking for the perfect home can be a real eye opening experience. You can be driving down one street, and see a fairly new million dollar, six thousand square foot home, and right next door to it see a eight hundred square foot frame house, and even perhaps see a older trailer home across the street.
This to me is not a bad diversity considering that even the folks that own the trailer home may have bought the lake lot, and placed the mobile home there thirty years ago as a lakeside getaway second home, or as a planned spot to retire and fish once the kids were grown. In other words to me, the diversity adds to the appeal of lake living, and a good diversity of regular southern folks eager to live lakeside.
The commercial aspect has even changed, for example, you can leave a highly populated area with large box stores such as Wal-Mart and Target, and ten minutes later drive up on a fifty year old country store that sells bait & tackle to the local fishermen.
This level of diversity has also led to trying to shop and find the perfect little piece of paradise to purchase as a second home or as a primary residence on or around Lake Lanier a bit of a task. You can go it alone, but if you really want to find that perfect home with the perfect view of the lake, at the right price, you really need to engage a local well experienced agent that is very familiar with the ins and outs, and what is going on within the Lake Lanier area.
Even with the perfect well experienced hard working agent, to locate just the right home for you and your family will take a little bit of work and exploration on the part of the homebuyer.
To really get familiar with the Lake Lanier area as a whole, the best bet is to get a really good agent to give you a decent list of Lake Lanier homes that meet your specific criteria, purchase a Lake Lanier map at one of the many stores around the lake area, plan on going to the lake, and spending at least one full day just driving around, visiting the suggested listings offered to you by your real estate agent, marking up your map with a hi-liter, and getting to know the area.
Drive around, talk to some of the folks, take a look at the schools, eat at some of the local restaurants, drive down some of the back streets, and get a good feel for the entire area to help you narrow down the area of the lake that just feels right to you, the perfect little area that just feels like home.
